Adonait Golf · Florida
Golf course brokerage in Florida. Buy one, or sell the one you have.
A licensed Florida brokerage to value, market and represent the sale or purchase of a golf course, a country club or golf-community land. The first conversation is confidential and costs nothing — nothing is listed, published or shown to anyone until you say so.
The part that is different
A golf course is two sales at once, and they are worth different amounts.
One is an operating business: rounds, green fees, dues, food and beverage, events, carts. The other is a large, irrigated, entitled piece of Florida land. Sometimes the business is worth more. Increasingly in South Florida, the land is. Pricing only one of them is how owners leave money on the table — or scare off the only buyer who would have paid.
Before we give you a number
What we look at
Rounds, green fees and the revenue mix
How many rounds a year, at what rate, and how much of the money comes from golf versus food, events, carts and memberships.
The membership roster
Equity or non-equity, how many members, dues, the initiation fee, attrition and any refund liability the buyer inherits.
The land, separate from the operation
Acreage, zoning, entitlements and whether the highest use is still golf. On many Florida properties the land and the business are two different sales.
Water, irrigation and permits
Water-use permits, wells, lakes, the age of the irrigation system and what a rebuild would cost.
Deferred maintenance
Greens, bunkers, cart paths, the fleet, the clubhouse and the maintenance barn — what the next owner has to spend in year one.
The encumbrances nobody mentions
HOA and developer agreements, deed restrictions, reverter clauses and covenants that oblige the owner to keep operating as golf.
How it goes
Four steps, and you control every one of them
1. A confidential conversation
Nothing is listed, published or shown to anyone. Most owners want to know what it is worth long before they want the market to know it is for sale.
2. A value range, with the reasoning
Two approaches side by side: the operation as a business, and the land at its highest and best use. Whichever is higher sets the strategy.
3. A discreet marketing plan
Off-market first, to operators, management companies and developers. A public listing only if you want one, and only when you say so.
4. Representation to closing
Offers, due diligence, permits, the membership transition and the closing itself, as your broker.
Confidential
Tell us what you have, or what you are looking for
Owners: the course name, the county and roughly how many rounds a year is enough to start. Buyers: the region, the size and the budget. Nothing gets published either way.

Questions owners ask first
What does a golf course broker do?
A golf course broker values the property, finds qualified buyers, and represents the owner through offers, due diligence and closing. Unlike a residential sale, the buyer is acquiring an operating business, a large piece of land, water permits and a membership base at the same time, and each of those is priced separately.
What is my golf course worth?
It depends on which is worth more: the operation or the land. The operation is valued off rounds, green fees, the revenue mix and normalized cash flow. The land is valued at its highest and best use, which in parts of Florida is no longer golf. We give you both numbers before you decide anything.
Can I sell without my members or staff finding out?
Yes. Most golf course sales start off-market. Nothing is published, and buyers are approached individually under confidentiality. A public listing only happens if you ask for one.
Do you also represent buyers?
Yes — buyers looking for a golf course, country club or golf-community land in Florida. Tell us the size, the region and the budget.
What does it cost to ask?
Nothing. The first conversation and the value range are free and carry no obligation.
